Your Bank VS Mortgage Broker
A mortgage broker does not work for any specific lender, such as a bank, trust company, credit union, etc. A mortgage broker's role is to find a lender for you with the rates and terms that will best suit you, the Buyer. There are many institutions that a broker can get you in touch with. You usually do not pay a mortgage broker, the lender that you decide to borrow from pays the broker.
Your bank may be a better choice for you as you have built a relationship with them. Depending on your circumstances, there are benefits to sticking with what you know or look for better options. Ultimately the choice is yours.
Lawyer
You, the Buyer, require a lawyer to protect your legal interests. A lawyer ensures the property you are buying does not have any statutory or building liens, charges, work or clean up orders associated with it. Your lawyer will review all contracts for you, especially the Offer to Purchase.
Home Inspector
A home inspection is always recommended with purchasing a home. When choosing a home inspector it is best that you hire one who is certified.
Real Estate Sales Associate (Agent)
Choosing the right Real Estate Agent is important. Choose one whom you are comfortable with, listens to your needs and wants, and directs you in your course of action. Your Real Estate Agent is there to advise you, represent you and negotiate an Offer to Purchase on your behalf.
